Ok this is new to me, or maybe a little confused. We have applied for a remortgage and a valuer came around last week. And worrying incase it looses mortgage along with the £600 to be paid tomorrow to the mortgage advisor that arranged it all.

They have concerns that i am running a business from home because what he found in the shed.

The advisr sent me an email asking......

Please can you give me a full explanation of the tools that you have in your outbuilding

The concerns the Valuer raised at as follower

• Is there a business run there
• You have a very well stocked tool supply outside what he considers DIY
• What is you plans with the Tools now and in the future

To me they must be very inexperianced or the lad that came was wet behind the ears


Or should i be impressed they thought it very commercial with all the gear i have hahah

To me this is not very commercial even looking with toy machinery etc

Am i being a bit OTT and worrying to much. Or loosing £600

The average DIY expert has a biscuit tin under the sink with a broken hammer, a rubbish adjustable and a pair of rusty pliers in it, plus some fuse wire they got off their Dad in 1960, but have no idea what it's for.

So to most people who've never stepped into a workshop or manufacturing environment it looks like you've got a pretty impressive set up there (which you have).

I'd just reply to their questions with the honest answer, that it's your hobby, as at @bricol said.

like every one said just say its hobbie stuff there prob covering there backsides as if something happens when your working on a paying persons car etc its an excuse to get out of paying other wise they will just take your money

I understand the lots of tools and stuff part. but the detailed description of what it is used for, isnt it obvious, unless they dont have a clue where as they must off seen this before in private properties. well i would of thought as i am defo not special and i know chaps on here with better and bigger sheds than this.

All i should need to do is say `no its private use` like they asked about my stepson wo is living here temp for a few months.

I am not the best at typing so I think what did it was in the end was the way this is sentenced I jsut think scammer straight away if that is meant to be from somebody in office work lol.

Pretty obvious it’s not a commercially run workshop, it’s got to be one of those cross the t’s and dot the i’s exercises. I think valuers and lenders have become overly cautious, a friend of mine has just filled in a seventeen page questionnaire for a buy to let mortgage.

Just tell them it's your hobby, you're an enthusiastic hobbyist/amateur boat builder and a lot of your stuff is documented online for the world top see.

Any fool could see its not a commercial enterprise there's not a shred of paper to be seen. No drawings, no sketches, no invoices not even a desk.

I noticed those, but I've learned not to comment on typos like that on here, because I wasn't sure whether they were your typos or their typos. But unfortunately, while you'd expect that someone in an office typing out stuff like this all the time and for a living might be able to string together proper spelling and grammar, unfortunately it's less and less often the case. "You know what I mean" will be their (frankly unacceptable to me) explanation if called out on it. Or an inability to see that there's anything wrong.
