Ballpark figure for chimney work

1960’s semi. Leaking into the attic on the chimney breast wall. Mortar flaunching on the top is rotten and cracked and a piece has blown off. Flashing looks like its had its useful life (on the side where it gets the prevailing weather).

So ballpark figure for
re-flaunching round chimney pots
Replace lead flashings on one side
Remove gas cown and fit pepper pot cowl.

You're probably talking scaffold hire, on top of parts and labour, so probably not much change out of £1,000.

I’ve had similar done, new cement around the chimney pots and lead around the chimney, was a few years ago but it wasn’t above £500, they didn’t use scaffolding just a ladder

the question is would you want to handle those pots on a ladder

Chim chimney stacks are usually a can of worms once you get up there. May well need a lot of pointing too, and might be worth getting them to do the whole lot while they are there.
Old pots can be quite fragile too and as Gaz rightly says, having done it myself, I would not want to mess about with them hanging on a ladder for dear life. So for me, it would have to be scaffolding, AND, once you have scaffolding in place, it can become a DIY job, and done to your entire satisfaction.

Our house used to have a coke-fired AGA boiler for hot water and a few radiators. The chimney was topped with a large "H"-shaped pot. When the coke boiler was replaced with gas, that pot was removed and a pepper-pot cowl was fitted. Fortunately, the roof is flat, so I was able to build a scaffold tower around the stack and then lift the 2-part pot off using a winch. The redundant pot is still up there....

Standard modern 450mm pot. The lad at our work wouldn't think twice about running them up and down on a ladder.

i wouldnt want to handle them as they can be so brittle

yes ive handled some of the others with 2 of us on the roof doing a chimney

alot of customers dont want to pay for scaffolding and 2 people working on there chimneys as they dont think it needs that amount of work

put it this way your black from the soot, your blinded to hell as the soot soon gets in your eyes

being balanced on ladders is not the best of subjects is it worth your life all because a customers wont pay a fair price

i have smashed many of them up due to customers not wanting to pay the price if they want them whole pay the higher price or im not doing it

i did my stacks and lead flashing of a 5x5 heavy scaffold tower up the side of the house and strapped to the chimney along with a cat ladder on roof not worth risking of a ladder

Scaff up to gutters below stack line at the very least, i won't go up there with my lads without anymore. Funny thing is the punters don't like paying for your safety or to keep you alive but mention the big crown pot might fall through the roof or land on the conservatory and they all of a sudden want a built scaffold I will not risk my life to save Ken or Dorris money that's for sure

I know exactly how it goes.
We fit woodburners, as a company, we're always removing/adding pots, 're flaunching etc.
99% of our jobs are done off ladders. If that's not possible we use a cherry picker, if that's not possible, scaffolding.
We're south Yorkshire based. Although we see 6'pots about, I don't think in 12 years we have ever had to deal with one. 3' is probably the biggest we had to work with. If it's cracked, or if the access is sketchy, that would get smashed up. But sometimes they come down on the shoulder too.

I'll add, not by me. I'm scared of heights! But the ex roofer lad who does the work 'up top', is happy, even though it's 100% always up to him if he is happy with the situation.

Just not worth messing about off ladders. It will make it a half a day job for 1 man rather than 2 men a full day of up and down, clinging on for dear life, doing everything one handed.

This makes full sense. I’ll get on the garage roof or extension from a ladder but no further, plus its easier to get buckets of mortar etc up and down

As I say, there are times when we would use a cherry picker or scaffold. You have chosen to add photos of jobs your well aware would require such things.
But plenty of times, it's just not needed.

I think calling someone an idiot is uncalled for. Not to mention misdirected as I already mentioned it's not me personally who does the work up top.

£1200 - 1500 down here inc Scaff. Done loads off ladders when younger but not now.
As has been mentioned once you start taking that old flaunching off you will create more work.

I had an entire chimney removed to below roof level, then the roof made good with matching tiles, and was charged £850. But my chimney stack only served my property and was on an older (1900s) property. This was done a month or so ago. West Midlands area.
