Update. I just called to ask about this and annoyingly because I didn’t dpm my garage floor they advised against resin coating it because they said it creates rising damp which will lift resin.

They are just covering themselves. If you have no damp issues with the slab now then painting isn't going to create them. You'll know if you have damp issues because the surface will be different colours according to the time of year and recent weather.

I agree in principle, but an epoxy will seal it and stop it breathing.

OK I need a cram course on what to put on the garage floor of a new house. the cement will be about 4-5 months old if that matters, and it will be in Florida.

The homebuilder says the epoxy floor is $3.50 Sq. Ft.. I don't know the process, but it has that confetti stuff on the tops. Since the garage is about 32 x 26 feet, the estimate is more than $2800 !!!

I don't have a budget for that. If I do this myself, it this a multiple layer coating ? How long does it take to dry, and does it really stink ? I don't want to breathe that stuff for a week. Also my wife has asthma and couldn't handle the fumes ?

The paint (can't remember what it was, I'll see if I can find the invoice) was a 2K that you basically tip the hardener into the paint can and mix. I just rollered it onto the floor and there was no smell from what I remember. Think I just did a single coat, might have been two.

Was dry within 48h I think (probably 24h if I remember correctly) and no more than a couple of hundred for a 36x16ft area.

Is this an integral garage? If separate, why not just stay out of it until any fumes/smell dissipates?

Thats the stuff I used too...the larger tin even has space in it for the hardener....then I just whisk with a paddle on my drill and paint it on the floor....it took 2 coats. There is a smell for a couple of days...when I did it I used a vapour rated mask just to be extra safe.

Also remember not to paint yourself into a corner (like I did )

Did that with our first house @Pigeon_Droppings gs2 me and wife in corner of bedroom a bit worse for gin, decided i would carry her out only one set of FP to sort out, varnish is very slippery it did not end well

I was going to hop out and leave just one print ....in the end I went out backwards and added paint as I went...I could still see the footprints thought afterwards.

I know this is obvious....but you really want the large roller on the end of a pole for this type of thing.

The water based epoxies have less smell too.
When I overcoated my floor finally after 5 years, I just used Jotun, Jotamastic as I had a tin and I could get a second easily locally.

I did mine with the help of my brother in law, he was painting the edges, 9 metres by 8 metres so not much smaller than yours, my floor was floated just after the concrete was laid so the first coat went down with 10-20 % reducer I can’t remember exactly the number now, this is to give a better key for it to stick, the second and 3rd coats (3rd only because I had enough left to do so) wend down with no reducer.
It took about an hour per coat with a big roller, which was plenty of time before it goes off. It was dry enough to walk on after around 18 hours though still a bit tacky. So it’s one day per coat.
And yes there was a very strong solvent smell from it, we both had masks on.
It‘s an easy DIY job, get a good mask and you won’t be breathing the fumes.

I know someone that does that and it seems decent but it’s not really for me with welding etc

If that's all that putting you off matting, I wouldn't be too concerned. Weld blobs won't sink in far and certainly won't be man enough to start them burning. I mean, if you need to physically join sheets of steel on the floor or something, fair enough.

The higher solids epoxies will contain less VOCs so should be less smelly. But they are still going to smell but they are a tough coating. The thing is you don't need to buy a 2k epoxy floor paint, any decent 2k epoxy will be good. I used Jotun Penguard HB and it's as tough as nails once fully cured.

By the time you add vat Jotun HB is more expensive than the epoxy floor paint I bought, though I did buy it 2 years ago so prices will probably have gone up but buying through paints4trade.com you can get any Ral colour.
