Exactly what happens where I live...there should be limits around submissions and appeals I think. After those limits are hit then no more submissions for a fixed period (eg 3 or 5 years). Too many people gaming the system.

to me they should be charged council tax on that land

once they submit plans for say 3 houses then the value of council tax should be charged if they up the anty sort of speak too 5 houses submitted therefore the council tax should be charged at that value

it will stop alot of sitting on land to build on the same as sitting on houses until there value went up and sold them on

these land grabbers will hate the council charge as the houses sat on them would be there value to be paid so the bigger the land they have a set area then thats the council tax they would have to pay

The trouble with the mailshots are you don't really know who you are dealing with, its easy to make a complete hash of a planning application which could render an otherwise viable plot virtually worthless for a good few years afterwards.

im going to put it this way

i find it a bit of a greedy con where the owners are fleeced out of a good cash cow if you want it bluntly said

lets just say if your parents put up there home on a mortgage and then built there own propertys they would have there own cash and plenty of it due to the propertys that they could build with and sell themselves

if theres a few of you willing to put up there homes for a mortgage and willing to partner up then you all get your share of there profits

not everyone can afford this but you can build a few houses and before the expensive materials went up then you could sell for near on double the build price or even tripple the build price depending on where you live

you can also build a house sell it and start on the next one but many places dont like building sites when there living on it so devalues the property rather well until its built

my final comment here and ive seen it often is where land buyers buy it and then sit on it doing nothing waiting for more and more value as they cant build on green belt land so the value near on tripples in value

you have to remember im the builder you could build a house for 30.000 and sell it for double and even tripple that price

That's the problem. How to find out about the bribes that must be going on as our land is grade 1 horticultural I think it was termed.
Even the farmer did not want to sell but he's now died and amazingly all the issues have now been solved apparently.

It's definitely the government's house building policy. BUT non of them will be affordable houses or council houses (housing association) totally abhorrent.

Greenbelt release should be the last resort once ALL urban areas have been exhausted.

IMHO it is not 'right' to fill in every bit of space just because it's 'urban'. Time and again some local 'developer' keeps trying to build a housing estate on a field near me that is next to a main trunk road, was formerly a council tip, floods every winter and he intends access via some of the narrowest streets in the town - and he calls it 'executive' housing.
Unfortunately, it's largely the efforts of me and my neighbours that keep getting his plans knocked back.
If there's genuinely that much need for new housing in Britain, then look on Google Earth, zoom out until you can see a large bit of farmland, buy that and knock yourself out. That way you wouldn't have to appease the locals, because there wouldn't be any... it worked for Milton Keynes, Peterlee and whatever other towns sprang up after WW2.

The wealthy have the money to do everything properly ,tick all the boxes and ride out the storm no matter how long it takes, thats why small time property developers/builders running on borrowed money in the main stay small.Expensive long winded planning applications would see most of them go down the pan.

Both our neighbours have extensive gardens to their rear, maybe a third of an acre each, ideal for infill development, unfortunately for them, access would require either our house or one of theirs to be demolished.
The property to our left is substantial, borders a conservation area, the house to our right a semi detached bungalow. Neither owner would contemplate losing their homes.
There's nothing special about our house, jerry built in 1917, when all the best builders were being slaughtered in France. We don't have any real affection for where we live and have no family ties to the area.
For the market price plus a bit for our trouble; we're not the greedy types, we'd have been happy to sell; the buyer could do what they wanted with it.
Our neighbours had jointly discussed the possibility of developing their combined lands and one had made an approach to a developer, who in turn approached us. For various reasons this company was the first of four.

Without exception, every one of them wanted to rip us off and for diverse reasons our neighbours too.
One developer even suggested that for an undisclosed sum we might agree to demolish part of our house, so that they wouldn't need to buy and demolish the whole, using the new space to squeeze an access road between our house and our neighbours'. The same developer also said they'd want to demolish our front boundary wall to improve the visual splay. 'We' could rebuild it after the site was completed and signed off - apparently.

I'd definitely group property developers with politicians, estate agents, anybody who works for Rupert Murdoch and senior police officers.
Evidence has been produced in the past to reveal a corrupt relationship between a developer and a councillor then serving on the local council planning committee.
Naturally, no action was taken, either by the council or the police.

The leader of our council left under a cloud last year. She walked straight into a board job for the company that was/is doing all of the projects in the borough. When this was raised as a matter of concern it seems that all emails, etc. seem to have been deleted
