Welfare unit as storage/workshop

Work should be starting in the new year at my place so everything will be have to moved into a shipping container at the bottom of the garden.
Just asking if anyone has any experience with containers as storage?
I looked at lined shipping containers but also looking at welfare units as they are lined, have optional windows and come in a better range of sizes etc 26’ x 10’ would be ideal.
Once the hardcore is in and the container on top it’s unlikely the container will ever leave and may become clad in cedar and stay for the foreseeable so I’m looking for something that will be useable and not sweat, also if anyone knows of one please let me know shipping shouldn’t be a problem.

Welfare unit usually come with built-in facilities like benches and tables. If you're going for a lined unit get an office space they just have bare walls. Be minful of the fact that if you put ANY marks on the internal panels when you off-hire the unit they will change each damaged panel and send you the bill.

you can buy them and you can also spray insulate them which is the better option

you can also buy a office type one and face that off in steel or cladding make no difference to the end product

consider your options the office type will be cheaper

but remember there only 3x2s with insulation and plyboard on external and internals

with the container you would have to do some work before it would be vable as a shed or storage unit

theres a few posts on doing this on the forums already

costs to cost there all the same price wether you build one yourself or buy one and have it delivered

Thanks for the input, looking at buying one second hand as it’s likely to stay. Going to have a look office ones too thanks for the tip

Offices and welfares dont sweat as they get used with people and heaters, ones that get left on site go mouldy as quick as any container

It’s a listed building and conservation area so won’t be able to build without a drawn out planning application, happy to spend on the right container but would cost a few quid more to build a block building and stone clad it. Thanks

Thanks, also have to be realistic with how much free time I’d have to line it, clearing the land and putting the hardcore in will take long enough without having to insulate and line it myself, you don’t happen to have one lying around do you?

£2.5-3k buys a 32x10 site office thats insulated, lined,wired up and with all the steelwork/security around the doors/windows. Cant see building one for anything close to that.

As you are young, and if you have the room, consider placing your insulated container in a position that you can expand into something in the future like in the following photo, and perhaps enclose it in time. Not sure about the UK, but overseas structures which are "portable", that don't have a permanent foundation are exempt from permits.

I built a shop for a friend and we used a long armoured type cable for the electrical supply which had a Plug connection on the end. Because it was not" hard wired in, it also didn't require a permit and had the status of a shed; technicalities.

I have two 20-foot shipping containers, which I've been using for storage for over ten years. They are fantastic for storage...very strong and quite secure, with a welded-on cover over the center padlock so that a bolt cutter can't get to it. As I recall, there are labels on my containers that indicate the use of Corten steel, which should help limit long-term corrosion. Something to be aware of is that there are interior/exterior temperature/humidity combinations that can cause condensation on the inside walls and stored items when you open the doors and let in a new batch of outside air. You might want to look into ventilation/insulation/dehumidifying options.

its bad enough your in a conservation area but your also within a listed building area as well

where outbuildings and temporary structures can be refused

different regs for both

its bad enough your in a conservation area but your also within a listed building area as well

Thanks for the advice and I’m sure many have been let down through building without consent, CO has been contacted and it’s a temporary structure with a permitted use, storage of building materials and welfare of staff. Without a suitable and secure place to store the building equipment they’ll lose an at risk historic building, hard to object. Totally different matter if I was to want to “build” within the curtilage and they could rightfully object for any number of reasons, a temporary structure is a compromise from both parties. A Georgian container ,, or a Tudor one may be the way to go ,,, not seen many about though ..
