Wow you guys,
Plenty of interest in this, thanks a lot! It seems you are as keen to see how this might pan out as I am..
I will try and reply to all in this super reply
Yea, parking is a little tight in that space, but it's quiet and there is still space. That said, it is right beside the main town car park so not a problem over all. There is enough parking and it's quite enough by the store that I don't think you would have a problem for loading.
I have toyed with the accommodation idea. The first port of call is to tidy up and rent as storage and consider further development later.
Well, widening the door if possibly would be fantastic. If you could fit a car in there you would attract all the car guys who want to DIY. You'd even fit a ramp in there. In fact, with that in mind.
Yes tidying up and maintenance is a great idea. Good shout on the alley way behind blue door - will investigate.
Agreed on widening the door. I need to speak with an estate agent to find out the lay of the land. A return could be possibly had without widening. But I do know if I can widen the door to fit a car, then it will certainly be valuable to the car guys.
There is a bookies with a rear entrance right beside blue door so that would probably become the toilet facility lmao.
The wires entering the louvres are for a previously connected 3 phase supply. I have queries out to electricians to have all that reviewed.
The roof is good - the colour is rust it would seem. Painting is on the cards for sure, it's just a matter of figuring out access.

People will always want storage, personally I would widen the door as it may them appeal to more people, basic lock up garages can be £50-100 a month here, if you look at the percentage return on the value its a good investment as should be easy to manage.
I do wonder would it make a good bed sit type place and command a better rent?

Whatever its future, perhaps go over it now top to bottom and do any necessary maintenance. Clear out all the rubbish inside: skips are never going to go down in price. Have a good look up the alleyway behind the blue door and cut down and kill off any vegetation there. If that grows into the building, it will damage it. Fix the bent gutter: water ingress over a long period is costly to remedy, so stop it before it happens.
Go and have a good look around it on a day it is hurling down with rain. That will tell you a lot about what is best to fix first.
I am not sure that door widening is a good idea. The building structure is a bit amorphous so it would be difficult to do neatly. Once you remove the facing material, you do not know what will be found in the core of the wall. In addition, its proximity to the road looks like a sliding door is the only practical option and a wider opening needs a wider door (or overlapping multiple doors) and there is no space for this either left (building ends) or right (pole).
A bed sit place will require connection to the sewer. It is hard to rent out places where people will spend time (as opposed to just visiting for storage) when they have no toilet.
What are the wires entering the louvre from the pole? If the incoming electricity supply, have a look and assess how serviceable they are.
Is the roof OK? Is the red on grey just red oxide paint or is it rust? Consider painting the roof to prolong its life.
