Double glazing repairs

This is a window that is in my tenant’s flat. He opened it and the top hinge broke. What are the chances of a replacement part? I know that any contractor I contact will want to put in a new window. This one hinges open and also tilts.

you need a full kit open and tilt

as damage to hinge and

you can swap to other side as that side looks bad to fasten now this will give you an idea what you want

only to cool down in summer otherwise its like a sauner in winter water dripping down the walls and mould/ specialy if rented property

If that was in one of my rentals, I'd just replace the whole unit. It's repairs so can be offset against my tax burden.

Agreed, but I couldn't leave him with a hole in the wall in the meantime.

I have drilled out the top hole and fitted a Lokut insert to strengthen it. Got it screwed back together and it is back in the hole for now. Quoted £350 to replace it with fixed glass.

Ordinarily I'd agree, but my lad, who is a sales manager for a UK window manufacturer tells me they can't supply windows fast enough at the moment and window fitters are flat out. As a result, I guess they can quote what they like!

It was a complete replacement window, start to finish.

I had one replaced last year - something crazy like 12 weeks lead time . . . they turned up, took the old window out, offered up the new one . . . took it down, removed the new cill, glues the new window back in, apologised, went away . . . turned up the day after with a new frame, new glass, new side opener with new glass that was all the 20mm shorter to allow it to fit in the hole with the cill . . . the operator of the tape measure when they quoted, had got the height wrong or measured the tallest bit, and not the slightly sunk bit in the middle . . .

In 2008 I went with my measurements to order a large bay window, supply only from a local company that I have used several times before, the girl in the office says we wont make supply only bays using your measurements and I would have to pay for a surveyor to call just to measure up. I told her that I would take full responsibility for my measurements and wont be paying for a surveyor, then she says luckily the surveyor is in your area tomorrow and can measure it for no charge!
So he came and you guessed it, the window was delivered and when we removed the old window and offered it up we found that it was 50mm to tall and we had the front of the house open to the elements. We ended up removing a row of bricks below the sill, cutting them length ways with a 9" grinder then refitting them.
It was also a bit embarasing when after we had just got the window screwed into place my supervisor and his boss pulled up outside to see how I was getting on as I had just had a shoulder replacement a few weeks earlier and was signed off work in my defense I did have a couple of helpers.

measure twice fit once i sometimes ask someone else just to confirm my measurements before i start

i had to order some blinds for the back room front and upstairs so 3 total i must have measured 4 times

2 times wrote them down
3rd before i ordered
4th after

what i could have done after i dont know

Kitchen supply company refused to accept my measurements and sent out their own surveyor. Guess what, units didn't fit in the gap when they arrived because the surveyor had transposed the measurements.

Strangely my original drawing and measurements were spot on.

Mind you I got a considerable discount, (plus the units which didn't fit are now hanging in my garage) when I kicked off at their error so I'm not moaning too much.
