Welfare facilities on a renovation?

Winchboy has bought a workshop renovation project well its falling down
Its Listed
He needs a Toilet etc on site for when we are working on it
Easiest solution is a small caravan
So anything to stop us?
What chapter and verse do we quote for needing one?

Depends on who is running the site, could go from a chemical dunny or if girlies are on site a plumbed in five and two unit.

Do we need CDM as its just us?

How secure is the area? What is the likely duration of the project? Will you need any additional storage for materials or tools?

To me, if it is six months or more, a 10 foot container (if you can find one) might serve all purposes: secure storage, partition off part for toilet/washroom, other part canteen.

Also consider how long it is before part of the workshop is watertight enough to make facilities in there. If you can do it quickly, hire a portaloo.

If someone does not like the idea of a caravan, a 6' x 4' garden shed might work.

CDM will not be relevant to you, but I think his point was that even under a set of regulations, there is quite a lot of flexibility.

Welfare units are always in demand and will make their money back when you have finished, caravans once used for site work are a ball ache to get rid of.

Bought this groundhog for a job, its been on hire since we finished with it. Small office, sink, fridge, toilet, genny and tool lock up all in one unit, hydraulically lowers to the floor.Paid for itself twice over now and will still sell for what we paid for it if not more.

Commercial venture or private project?

If you're paying them, then you have to provide welfare and in fact if it's a commercial project that goes over 30 days or 500 man days it's supposed to be notified with a F10 form.

Of course, if you get a contractor in like scaffolders, they will require welfare though TBH scaffolders usually make their own toilet even if there is a proper one.

Realistically its 3-5 years ( Unless we can get a an army of people for free or a lotto win)
The Building is secure but leaking. Perimeter is well fenced with no public access.
Drains are an issue as the existing one we believe isnt very good, from initial investigation is has some challenging bends!
Its also in the wrong place for a long term solution.
He just had money to buy it so its going to be DIY and save up for the jobs he cant do him self

nail on head I did a CDM course years back (when it was a specific co-ordinator role before the regs changed) and we were told, common sense to these rules. It just has to be a sensible arrangement. Heard of one small construction site having a verbal agreement with the manager of the mcdonalds next door, that the builders could use their toilets and drinking water, since they were likely to get their breakfasts etc in there anyways! Not that this would always work, or even be acceptable... but it just has to be common sense. Can't have workers needing to travel 30 minutes away from site just to have a poo.

Add plasterers to that list. It wouldn't surprise me if they had a supply of half bags ready for use at home.

CDM is ESSENTIAL - I like the big chunky blocks of Cadburys Dairy Milk personally but some prefer the tiny chocolate drops

Youve picked the wrong time to buy a Caravan.........they are selling like hot cakes and ive seen second hand selling for more than new.......I suspect you want an old one but even those are selling quickly
