My new workshop move and refit..

Today we completed the purchase of our new house, its been an on going process for the last 6 months, having first viewed the property late November.
There have been loads of problems plus the covid19 furloughed nightmares.

Today we obtained the keys and started to move the first trailer load of stuff in, having a good poke around in the passage between the garage in the corner next to the central heating boiler.

I found this little beauty hopefully it's fully live, now being a commercial mechanic by trade, I have no idea how much it would cost to complete the installation into the garage.

How much would the running costs be bearing in mind, its in what is now a domestic property, the garage used to be a local post office then the post master retired.

I know the current house wiring appears to be a bit of a rats nest and needs checking/sorting but being as I intend setting up my last forever workshop I might as well have all the bells and whistles if possible.

I look forward to ours sparkies advice on this find and possible costs.

it will cost u about 250 quid for a 4way 3 phase board rcd mainswitch and some breakers .the meter will need changing to a 3 phase one depends on what u are putting in after that . get it checked to make sure the 3 phases are there before u start

I would expect the simplest way to go would be to once you are up and running with your new electric supplier for the property to then contact them and enquire into the possibility of upgrading to a 3 phase supply and billing tariff as you will be needing a 3 phase supply for a new Fast EV Charging point. They should have the details of the supply available at the property.

Then you would just need a local electrician to add a set of henley blocks and install a small separate 3 phase DB.

The garage is 29ft by 20ft approx so not massive but usable, at some stage in the future the rear window will be taken out and a set of patio doors installed to allow easier access into the garden.

3ph will mean that just about every tool you ever want will have twice the power and half the price of everything any one else has ... look at welders as an example .
I dream of 3ph at home ,,, but that wiring looks horrendous.

I dream of 3ph at home ,,, but that wiring looks horrendous.

The post master retired about 10 years ago, then the shop was converted into the garage. There is an ADT alarm system that covers the house, plus the old shop and other wiring that was maintained by the PO. So i think theres probably a fair amount of redundant wiring which why it needs sorting.

Yes we have 2 keys and its fully working.

The electricity people turned up to fit a smart meter and could not do so because it was three phase ("We don't make three phase smart meters"). The owner had told them from the start that he had three phase.

I had a safe that was open took the lock mechanism out and took it to the locksmiths they made a new key for itand I refit it cost about 20 quid 35 years ago
