Roofing advice.. it rained.

I know this is rather off topic.. but I always get top advice on here so thought I would just ask..

Basically my roof is leaking, I have managed to get reasonably close and take some photos of the problem area and have a couple of questions;

Firstly, I believe the apron/cowling area around the pipe in the images is an abomination and needs to be removed;

And this pipe part here appears to have a gap in it;

I watched a few videos of similar repairs and the techniques and materials seem to vary. The EPDM flashing seems like it could work, but I guess it depends on the condition of the apron thing after the mastic tape looking stuff is removed.

The second problem is access;

I can't figure out how to get to it easily. I did try leaning a ladder the same pitch as the roof, but conveniently there is a big brick planter in the garden preventing this. I'm wondering if I could just kind of shuffle along the slates like a big slug.. but I am pretty heavy so this might not work.

Obviously the best thing to do would be to get a roofer out, but it's not feasible at the moment and I would like to have a go at it myself. Additionally the red area on the last image, there is a little gap here on the corner with tape over it. I suspect wind blows rain up under the roof, so I'm going to clean the old tape off and fill it with morter.. then probably put some tape back over it.

Any suggestions of advice would be great!

I would cut the pipe and fit a silicone collar flashing then use a pipe joiner on the pipe

It needs done properly, that means the collar that’s on removed and replace with a new undamaged collar, and fitted under the flashing,
Anything you do otherwise is a temporary bodge,

You may be able to get a edm rubber collar and glue it , using the special glue, but it’s better to do it right.

Access needs to be safe, dieing to save a few quid is not a good idea

it looks poor work really all depends on how its been done

the lea flashing should be coming up the back of the wall whilst the lead over laps a good amount around it

also that pipe wants sealing could be coming down that as its gappy anyway

A new lead slate is needed there I'd say, bit of New pipe and a weather cravat to cover where the pipe exits the slate. And nice new bit of flashing behind with a good overlap.

I've re uploaded the images to demonstrate the shoddy state of things haha. Now that I'm seeing them on a laptop screen rather than my phone it really dos look a mess..

I'm wondering if underneath all that tape the lead might have a crack in it or something.. who knows?

As you can see from the not to scale Sketchup drawing, the roof isn't very tall but I guess it could still pose a danger. I would like to get up to it and inspect it properly if I could. I'm sure I'll figure out some ramshackle way of doing so but is there a proper practice for accessing things on this type of roof? Obviously cat ladder isn't an option as there isn't anything to grab on to..

Rip it off and start again with a lead/rubber pipe slate...all that mess behind the pipe is not allowing the water to drain vertically under the cut slate as you can see the staining coming in from the sides. needs the pointing addressing too behind the pipe on the wall flashing.

That makes sense, and yeah I hadn't noticed the pointing but rubbish. Can you off any advice on how best to access it?

looks to be a slight slope you can just sit on the roof slate and do the job its also been cut in the middle f lead for what i can see

lay a 12 foot batten across it near to the wall or a double ladder and rope it down either end if your not happy working off the slates it will stop you slipping . if not just do it on a dry day with a pair of sneakers on or boots that don't have shiny soles

if you don't feel confident sitting on slate or coming in from the gable then take out 6-8 slate from the bottom courses with a step ladder or even a small tower with a few planks and tie a ladder to the spars hanging of the gutter side and reaching up to the pipe...you can then work off the tied ladder and put the slates back in the front when your done...pick up a lead slate from hoole building supplies by the rail bridge,your also going to need about 8 used slate as you being a bit of a newbie you will break some...or you could ignore all the above and get a roofer in (should be about £150-£200) including the slate flashing etc. sorry i cant quote for you as i am rammed atm with stuff...Oh forgot to mention you can cut your slate straps from the old lead flashing.

Don't be tempted by Flashband stick on flashing, it's probably the most useless thing I have ever bought, leaked the first time it rained, lead lasts years and is nicer to work with too.
