Planning Permission Decision

Anyone know much about planning regulations?
I put in a simple planning application which was validated on the 4th of May, it was supposed to be determined 8 weeks later but after nearly 14 weeks and despite phone calls and emails no one from the local authority gets back to me.
Whenever I ring the LA the admin person says she will get the case officer to ring me but no one ever does.
What recourse do I have?

I seem to recall from the back of my mind if after a certain time if they haven't said "No" you can go ahead.

Otherwise raise a formal complaint, but that may bias their decision.

I put a flue on an agricultural building without realising it needed planning, a local dobbed me in to the LA who sent a planning enforcement officer out, she advised putting in a retrospective planning application which I've done and nearly 14 weeks later I'm twiddling my thumbs waiting on the decision.

as long as you put it in don't bother doing anything about it as long as you have proof nothing to loose by it its there problem now

Each local council has its own times for decision...start building without and you will have a decision within days

emails are. wifey uses them at work for the council and sometimes works in planning . as soon as they open it she has confirmation timed and dated so they cant deny it was sent and opened by the appropriate person wives are a nuisance but there not stupid

if its bothering you which it shouldnt really ,contact your local councillor,they have the power to kick ass,as to why it has breached the allocated time allowed for processing,thats what we were told when applying for a new build, they seem ed to drag there heels to the lastday.

Our local council does , put a rough address in and you can see the latest applications

I reckon they are treating it as a 28day prior notification because its ag, dont worry about it and keep shtum

I know no decision has been made from the portal but if they refuse my application I need to come up with some other method of heating the building before winter comes.

I’d leave sleeping dogs lie. If they have accepted your application, I’d let the wheels turn. What have you to gain by speeding it up. You can guarantee their decision [whichever way] is going to cost you money some how

Parish are now involved in all planning decisions unless its to do with a CLUED, I would not lose sleep over this one.

As @brightspark says it is the planning committee that are making the decision GUIDED by the planning officer, this is where the problem can start,
If the members do not have the brass ***** to question the officers decision there can be a "I" don't like it result, he is there to guide them, if your local ward member is a stand up sort have a word, some planning departments will not speak to an applicant any longer.
Time that they remembered who employed them.

I helped someone with some drawings for a timber outbuilding which was on his land next to the house. You could not see it from the road as the trees and hedges obscured it.
But because the senior historic enviromental officer decided that it didn't suit the house as it was too "quasi agricultural" ( it was basically 2 large sheds with an open area between them, with the roof continuing all the way through)
then he recommended planning not be granted . Pathetic really. No one, not even the neighbours would have seen it and it actually would have looked quite nice.

I would have built it without planning and no one would have been the wiser
