If it was me I would try it first with a good quality HDMI lead, if it didnt work I would invest in a HDMI over Cat5e/6 extender.
Edit: There is loads of variants and the price varies too, sometimes cheaper gear can work as well as the expensive stuff.

never done it and i dont know if it will help but
where i work a guy bought an item that used a hdmi lead and went and bought a £70 hdmi lead off what i know as wally world (pc world) as he wanted it plastared in a wall so did not want to buy cheap
3 weeks later he bought a £10 hdmi lead as he wanted to move the unit that he was using for playing blurays when he was in the bedroom and did not want to spend a packet on something he will only use now and again
he come in 2 weeks later and said he cant see the differance now thats not to say there is not a differance there is and over 5 mtrs its nothing 15/20 might be as ristance comes in to it but cant see it being that much but 20 mtrs is quite far

I have a 15m HDMI (£20 jobbie) in my caravan running to the back of my caravan from a matrix, never had a problem but its over the manufacturers guidelines so there will never be a guarantee unfortunately.

buy a good named cable but not £70 pounds worth and try it philips is good

It might be ok without a booster but looking online the 4k signal seems to degrade a lot more than 1080, I admit that on my other tv's there is no difference between expensive leads and eBay cheap leads, however they aren't 4k and are only a few metres long.

I'm hoping to get the cables built in before the room is plastered & the tv isn't bought yet!
My cunning plan is to mount all the sky/bluray/amp etc in a mezzanine office in the back of the new roof and control it via Bluetooth so the living room is clear of clutter

Thats the sort of thing I was looking at, but like a lot of cheap electronic stuff on the net there is a big question mark over whether it is actually any good!

buy a tv and sky use the lead and see it working i would not want to plaster in stuff on someones say say so

With signals on the limit of their distribution you may find one TV may receives the signal but if you later change it you could possibly find an issue. For example I have a Systemline audio/video distribution system in my house which distributes composite to all the bedrooms, kitchen, shed etc. for some reason LG tv's suffer with a little distortion on the signal. I have swapped manufacturers in and out and can 100% replicate the problem just on the LGs.
If you are burying the cables in the wall I would recommend future proofing and putting a couple fo Cat6's in there and gong with the extenders.

agree to both thats why buy a named product as we all know cheapainse they are out there but good products are there abouts
