Workshop /garage build

Afternoon all.

I finally might be making some progress on my workshop /garage planning.
I'm looking at a large (10m x 7m) building which ideally would be timber frame or SIPS build for speed and ease of building. Also to maximizer internal floor space for footprint.

The subject of insurance has been pointed out to me and suggested that it will be difficult (even impossible) to get contents insurance on a detached outbuilding unless it is of brick/block construction.

I know many on here have build their own workshops so does anyone have any experience or thoughts/pointers they can share?

It's purely hobby use, nothing commercial.

The only issue I had with insurers (NFU) was they wanted to make sure it was fire proof. Because I do hot work. Mine is block with a tin roof and it was fine. I am replacing it (roundtuit permitting) with a steel frame building which I will make. They are fine with this. They were not keen on wood but depending on construction and what use it is for then they said they would insure wood but premium may be higher.

If it’s done properly and lined / insulated then they didn’t seem that bothered.

Have you looked at the pre made steel kits? I put one up in the last place. It came from Durham. It was cheaper than I could get the bits for but it was priced accordingly.

Your location suggests you are in South Wales ? If so, you have a lot of reading to do on the Planning Portal site. Two important things I found out are, that no planning permission is required for a garage if it occupies a thirty square metre or less of a footprint, and also, that you can not build over more than 50% of the open ground space which existed on your property from records / mapping dating back around the year 1949, ( as best as I can immediately recall ? ) which is something you need to check out regarding your proposed build.

I've a 12x8m steel framed / clad garage workshop very pleased with it.
