Water tank overflow.

I fitted a new fancy motion activated tap for my dear old mam, as soon as her upstairs neighbor saw it he wanted one too...and a new sink.

I'm trying to get away from wee jobs like that but I agreed to do it, anyway I went to fit it today, isolated both hot and cold via the isolation valves and got on with fitting the sink.

During this time the overflow from his water tank started absolutely pouring water from it, now this would largely stop if we isolated the mains but there was also some water coming up the cylinder vent pipe at one time, "kettling" i believe the man from home care called it.

Eventually it stopped and everything seems ok now, I suspected the float valve might have got stuck but it seems to be working fine after investigation.

I can't see how me isolating the water to the kitchen tap could cause this? But obviously I'd like to know otherwise...

So mad coincidence or idiot fitting a tap?

what happens is you turn the water off and fix whatever . then you turn it back on and any crap that has settled in the pipes shoots up in to the ballvalve and stops it working and leaks . a quick clean out and they work again .

Sounds like the cold is passing through the hot and back filling the tank

Think I need A check valve on the hot then? To be honest the hot pressure is poor so that makes sense . You'd think a £100+ tap would have them built in.

Yeh fit a check or double check

lower the flow through the tap would be a better choice

fitting a one way valve might help but the flow will block any hot water coming down the pipe

remember its only a tank feed system so only flows by gravity of the immersion tank and by the tank in the loft

Just been and put a check valve on the hot. As I arrived the overflow was peeing out.

I popped up into the loft and the vent pipe was bone dry inside so it's certainly not coming from there but the level was above the overflow.

Must be the ballcock being intermittently sticky, there's a homecare bobby coming out tomorrow to deal with it anyway.

it will back pressure through the feed of the tank

so the flow is actually backwards not going down

Even if it was then the valve on the ballcock shouldn't allow water to pass if it was functioning correctly?

Too many taps on sale these days have this issue… designed for mains only not mixed systems

not via the feed to the tank

the feed from the tap going through the hot water cylinder and up to the tank through the bottom of the tank via backflow

ive had to use this method via washer taps to get out of airlocks that have happened when drained and refilled

full pressure of water up to the tank in the loft is real fun to play with

Makes sense, bit odd how it started before the tap was even installed though...
