Utility room advice

So, I need to make a utility room more "cosy".

It's currently a single brick add-on to the front of the house, un-heated, has a sink and stretch of worktop, good for derusting etc!

Her in side would like it to be more like a room of the house than an extension - I'm thinking it would make a homely work area!

I'm thinking of dry lining (63*38 stud work) with Rockwall or similar and vapour barrier plaster board.

Floor is solid concrete, will only be tiling that and may put a radiator in.

Any comments/recommendations?

either use wood studwork or metal studwork both are just as good

If you have the room, put a subfloor in and fill with rockwool ect ..the radiator will than you

Id go floating floor if you have the head room. 100mm kingspan with flooring board overthetop.

walls if you have space, frame it out, with 20mm gap from brick. Infill with kingspan, tape the joints then board out.

I did an outhouse like this years ago, just screwed 1 x 2 battens to the wall and shoved 1" polystyrene sheet in the gaps. Then OSB over the top and nice paint.

Also installed a very small electric convection heater out there, several electric outlets, a cupboard and a work surface, making an ideal laundry dryer room type thing.

I'd not do it a lot differently if I did it nowadays actually. It turned a cold damp hovel into a very useful extra room.

thats the old fashioned bodge and sell it as a room without telling the new buyers

its better to do the frame reference then its done right its only the same as wimpy frame houses with just a brick external to them

Well it was 20 years ago, out the back of an ex council terrace. Bought for 65k, in 2002, then sold after 4 years for 115k, so my palatial extension obviously impressed someone.

Stone wall at home but I was pleasantly surprised at how much warmer the room felt after dot and dabbing the wall. Basically they throw lumps of motar / glue at the wall to space off a sheet of plasterboard from the existing wall and then skim that.

I'm sure a stud wall with insulation will offer better thermal properties but if you don't want to lose too much interior space then it might be an option.

dot and dab is bonding on an internal wall then clout the plaster until level

its fine but still sufferes cold spots where the plaster is on the board

yes does feel warmer with it on but never do it to an external wall niether is doing it on a soil filed wall that damp will come through

Insulated boards is an option dot and dabbed, takes up less space than the timber frame method.
