Questions for any builder types out there.

Hi all,

just from anyones recent experience, what would be the rough cost for:

supply and install:

1 x 6m (approx) long RSJ - horizontal. Fairly chunky one as its taking a load.
2 x vertical steel supports (for either end of the above), floor to ceiling.
2 x concrete pads for the verticals to rest on and spread the load.

This is to replace something already there thats failing so some temp supports and great care will be essential. Also a bit of making good around the floors and walls.

This is in a currently empty house so access is easy. (no electric or water though)

Are we talking 1k, 3k, 5k more? Only want approx figures.

Also, what about the rough cost of replacing a workshop,
Demolish existing, take it away. New footings (old ones have failed), then replace with lets say, single skin walls - Brick - pitched tile roof, concrete floor, 8m*3m, double wooden doors and a couple of windows.

Finally, if I had distant plans to turn this workshop into an annexe, would I need to do anything else now, like go for cavity walls or could that be done later, would prefer cheap as possible now.

Hello Graham,

I'm no builder but have learnt a bit during my self build annexe.

The building regulations will guide you as to what you require for a dwelling (available on line) My walls had to be aercrete block internal and the exterior, in my case a mixture of brick and stone with a 50mm expanded foam insulation in the cavity. Energy saving is the criteria for so many construction details these days so be prepared.

I have a similar idea that my proposed workshop could at some point in a few years be turned into an annexe so I got an architect to come and have a look and quote for the planning application . He did a good job in scareing me into thinking I couldnt do it myself . I was given a price for drawing plans and taking it through to getting permission . The price for making the building suitable for possible future change of use was twice what was quoted for use as a garage/workshop but that also included supervision of the contractor doing the base and foundations . I was told that the foundations for use as a dwelling would need to have a radon barrier and sump fitted by an approved contractor or alternatively the architect taking detailed photographs to prove that the foundations and floor were done correctly otherwise there would be no chance of getting a change of use approved in the future without digging it all out again , dont know how much truth there is in this but I have put the annexe idea on the backburner until I find out more because its getting too expensive .

Have a look in my photo album and you`ll see exactly what your talking about , I supplyed the steel for it welded plates and spacers and supplied bolts , cant remember the cost off hand , you can use 2 channels with spacers or a 254 x 254 x 89 UB , both quite costly !

for a ball park figure:-

depending on steel section & need for possible mechanical handling etc.... you will need a structural engineer to do the calcs & spec the steel or building control will reject it..... I would say you are looking near the £3k range ( also depends on the temp support needed of course)

for the workshop... work on about £400 -500/m2 depending on the site & whether single or double skinned etc.

For cheap I would put in full spec founds for the future use...brick/block both skins to floor level, put in a "house spec" floor then single skin the outside only & again "house spec" the roof, less insulation , plasterboard etc....

Probably cheapo doors & windows as you would probably end up replacing anyway.
