Outbuildings planning

Hello, thought I would ask here as I am sure a few have gone through this but maybe not in this manor?

We are fortunate to have quite a good size garden, the main reason we purchased this house. I want a double garage at the bottom of the garden and also a workshop.

The double garage will be 30m² and all within permitted development, the next building will be 15m² which is the work shop, however if the two became one building I am not within permitted development.

We have asked our local planning but it will take a while before an answer is given.

The question; If we have 2 outbuildings 1 at 30m² and the other at 15m² how far apart do they need to be to be classed as individual buildings also could they share a slab?

Any help would be great as I do need to get the workshop built - too many projects and I do not have enough space...

I don't know the answer to your question, but you could build them in such a fashion that once all is done and dusted you could link the two together with a simple covered walk way. Mates just done that in the village. Both his buildings are wooden framed which makes them temporary structures and negates a lot of the planning caffuffle

Was told by a planning consultant/structural engineer who did some of the steelwork the calcs on a garage I recently put up at mine that if I built two garages back to back, I could not only avoid planning, but that I could also avoid building regs inspections/charges as each individual building would be too small to count.

The suggestion was to then knock the two buildings into one. Didn't go for this option as I needed planning permission in order to go over the 4M Permitted Development ridge height so as to install a four post vehicle lift.

Your getting Planning and Building Regs confused, 30m is the maximum limit before you need Building Regs. Planning is needed if your building is over 4m high or covers more than half your garden.

I had to have building regs on mine 30ft x30ft x 4m tall (to the ridge) ie roof calcs, fire proof walls correct footings and gutters, etc, also needed to be 3m from any boundry, 15 ft from any other building and less than half available space to not need planning per.
