oh id agree with you but by the land registry reference what a load of cods wallop that isBoundaries, if it comes to it, are generally set by surveyors in court.
My old man was a buildings surveyor.
Taking photos of an old wall that has not been disputed in the required number of years will prove the boundary. After a while it doesn't matter what the deeds say, what land registry says, etc.etc. If there has been a physical marker, undisputed, for however many years, restricting use, then the adverse possession laws come into play anyway.
So take the photos and measurements before the physical structure ever moves.

we lost a 3ft x 10ft piece of land all because land registry stated it belonged to next doors property and not our even with ariel photos and after photos it really meant nothing
also the shed would have been lost as they wanted to know if it had power in there and water which we did have but on presumption that we didnt we would have also lost that shed as well
weve had land registry here 2 times

one to measure out when the property was bought in 1980 6 months later had it land registered
14/5 years later neighbour decided that it was there shed and we had pinched it from them ( they moved in before we did ) was after piece of land and the shed
land registry voted in our favour at the time for the shed but not the land 1995/6
new neighbour didnt want the land
roll on until 2015 new owner decided they wanted the land also stated that the shed was his even went to council demanding it was his shed
though he didnt have any land registry documents as bank had those he had no copys but we did
even the council officer wanted access to the shed to see if we had water and electric in there
all for loverly neighbours

at what cost lose your house for the fight all because a neighbour believes he has a right as this is what we are really talking about hereLike all these things, the more you spend on the legal stuff the more the letter of the law is suddenly in your favour.
Just depends on who wants, or can afford, the outcome the most.
