Hi

It's just a quick question. I was wondering does anybody know what the largest building/shed you can build with out planning permission .

I live in a rural village that backs onto fields.

as long as its over 5m from the house you can cover half the garden, with limits to height,

building regs has to be under 30m2 floor area to be exempt.

Google permitted development rules. You can build quite alot under them.

As Gav, permitted development allows a lot more construction with conditions, often you can get around many with a little thought.

In a previous property I used a cantilevered roof which nicely got around a height issue.

One that a year after you build it will be too small

Seriously, have a chat with your local planning guy, they are usually very helpful and not there to fight you, in fact mine offered advice that improved my plans and even saved a few quid.

There is something about distance from your boundary relating to height too.

Talk to your local planning dept, you might be able to get it classed as agricultural because of your location, if you can then the rules are a lot more relaxed about what you can build and what materials you have to use.

I agree.
I can not speak from personal experience, but a good friend wanted to build a "Granny Annexe".
He found the planning office and staff a great help.

He found, the on-line information out of date and incorrect at times.

Give them a shout, they will help and give you all the advise you need.

Thanks every obe. I have a big garden so distance from boundary won't be a problem. I will maybe get in contact with them.

I want to make it look smart even though I can put up with tin sheets and that kind of thing.

I would deal like to make it out of old stone / cavity as my house is like that.

But this will be a long way off.

Don't know what stone you have up there, down here and in Somerset the stone queries will sell off in bulk the "path", second grade stone., for building.

Plus the "poof", thired grade stone for inner core and sub base.

That's is an option for you look at.

Before you go to see them print off a shot from google maps, both camera and map layouts, perhaps even a couple and draw in your suggested preferences for the building as big as you like, it makes it a lot easier for the planning office to understand what you are asking and how it relates to your property and any surrounding areas..

I think tbh the stone will be a none starter I am in Lanarkshire. Think it's more kind of sand stone.

I would do a proper plan and details of what I was thinking of doing

got a 24' x 12' sectional garage given , thought no permission was needed , the planning people said if your putting it on a concrete base or foundations you still need planning permission even though its out of sight on a farm

That is the best advice on here as every area has variables and outside factors, I spoke to mine and they found a way for me to get around planning, and they were a mine of additional information.

If they come out for free then a visit is preferable but again this varies from area to area.

I just put mine up 5m x 4m and 3m tall. It touches 3 sides of my boundary but no-one complained. Been there just on 9 years now.

Living in a national park, i was dreading the planning.....couldnt have been more helpful, they gaive 3 hours of planning time free, to help stop failed applications.

Or speak to the neighbours and just build it. The more rural you sre the more shed friendly folks become.

I am in in 2 almost 3 workshops and keep saying "1 more job" and it will be finished.

I will need to go. I have a rubbish lean to. May be two thirds of it is dry. I want rid of it. It will then give me light in to existing place.

Still a bit of a bomb site tbh. Only in house a year and done loads of work.
