Done a few of these over the years but never been involved from the start, just turn up and do as asked by whoever I was working for.
Need to start piecing a quote together for one and looking for pointers on planning etc and what's required to give me points to research.
Garage is fixed to house and entry will be made through a cupboard in the lounge.
First 2m of the garage will remain as garage and the remaining 3m will be office space.
Truss roof with loft space.
Brick wall between garage and new office (single or double?
Can I joist the floor or will it need screeding.
Tiling today so will be afk a lot.

A friend of mine is retired now and does a few plans for jobs like this to keep his hand in. They are usually priced on area and the footings will need to be good as the planners will assume that they will want to put a room above it eventually even though they will probably not.
