Had an email from our letting agent today, which is self explanatory:
<< Please find attached, a copy of the new legislation regarding Electrical Safety Standards for the private rental sector. In short, it will be mandatory for all new tenancies from 1st July 2020 to have, in addition to the current Gas Safety Certificate, an Electrical Installation Condition Report (EICR) to ensure that the property complies with the 2018 edition IET Wiring Regs. No new tenancy will be able to start without one, again in line with the gas safety regulations.
In addition to the above, all existing tenancies will require the certificate by 1st April 2021. The report will only need updating every 5 years. >>
The property concerned was built around 1986 and is pretty much ‘as built’ with little or no electrical changes since new.
The charge for the survey and issuing a certificate is £150 (which to be fair seems reasonable to me) but I’m curious as what it will actually entail and all things being equal, what the areas of non-compliance or failure are likely to be.
Is anyone on here involved in undertaking these tests and can offer some insight?
