I would have thought check for leaking gutters, drains and water pipes after that look at the damp course

Some of the causes I have found over the years:
A crack in the rendering beside a bedroom window allowing the water to get in and run right down to ground floor level.
Numerous times the installation of decking, a patio, new path and even a raised flower bed bridging the damp course.
New double glazing not installed correctly.
Sarking felt damaged under the first couple of rows of tiles due to birds nesting.
Bad joints on gutters and downpipes.
Recent work done by neighbours affecting drainage.
There will be loads more of course but the easy one's are the first to eliminate.

It over 100 years old terraced.
Injected a few years ago some parts failed so the had one wall tanked.
On wall adjoining this is wet and smelly so I wonder of its coming around the edge of the tanked wall on to the injected wall?
Under stairs the injected wall is wet, found mould growing on one of those flappy things that hangs of the back of the sofa, but no definite sign of damp behind it.
I will look at render and talk to neighbours tomorrow.
A few months back when they went on holiday we went to check the house and could smell damp
I have called the bloke who did the repairs last time and am waiting call back.

most people complain of rising damp when its condensation.
Calling me won't do any good to be honest as I wouldn't be able to see the issue.
True rising damp (i.e DPC failure) is extremely unlikely, issues are usually related to leaks or a bridged damp proof course.
Best thing you can do is take some pictures of the affected walls (inside and outside) and post them up. Take note of what type of floor you have either side of the wall (timber, concrete, stone flags etc.)
Would also be useful if you could also get an accurate build date as most properties of that era won't have been built with a damp proof course and should be fine without.

Yup, we have a old stone cottage we run as a holiday let, it's around 200 year old so no damp proof course at all. Sometimes we have problems with mould but only when guests have closed all the ventilation vents so the air gets stale plus the moisture from showers and cooking, if they leave the vents alone the property is fine.

the big trouble with rented property's is if its cold punters wont open the windows and have the heating on at the same time so they leave them closed . then u get a lot of condensation and mould on the walls and ceilings . I use a dehumidifier in the kitchen and can get a gallon of water out the house every other day .I never have a problem with condensation even in the bathrooms and shower . shower is fitted with a ceiling fan above the shower head
We deliberately keep the heating turned up, there is nowt worse than turning up and the property is cold, often they turn it down but we've been complimented many times about how warm and cosy the place is. Even when it is unoccupied we have the heating on for a couple of hours a day since thick stone walls take a while to warm up/cool down. If we turn it off for a few weeks it often takes a week or so with the heating on before it feels cosy again.

I have a wood moisture meter so would some readings be any good? I suppose I am just looking for a difference really?
Its looking like the company has changed names as whilst the name is similar the numbers are the same so I suspect he has gone bang and started up again?
