its the same in most areas

single or double means single or 2 storey building in our area they ask/demand that you over strengthen everything and also have really deep foundations due to people wanting to build extensions then build even higher

ive been stood inside of deep foundations digging it out by hand foundations was 5ft deep and i hadnt even hit the clay bed as thats what the inspector wanted to see, further down road the foudations was only 300 deep below ground level and used lintels over the drain area

Bro in law had to get in specialists with a long arm excavator on tracks to dig four metre foundations ( 2003) and paid £ 9 K to fill them with concrete as they were being excavated , with BCO on site some 15 yrs ago for his dormer bungalow .

His place is on live silt out in the Cambridge shire fens . Like has been said the foundations are deep enough & big enough to float a two story upwards extension .. .It seems this bigger foundations for the future approach is now being /has been taken up in Carmarthen South Wales too .

When we built our extension 15 years ago, planning permission got knocked back due to some obscure rule " side isolation space in a conservation area. As it turned out we had a good chance of winning at appeal so went for it. I had to find three similar properties in our area for examples. A drive round one saturday morning saw three houses recently extended. The last one the guy was doing the footings, I knocked on his door & spoke to the lady of the house "could i have a look at his job & pick his brains?" She was really helpful & took me round the side to where hubby was down the 1.5m deep trench finishing off. She called him & he came up the ladder, Not 5 seconds later the whole long side of the trench about 10 m long caved in right where he had been working. Just as well i knocked when i did! We got the PP & had to have ours piled to 11m with a 750mm square ring beam. Piling company put two piles in the wrong place!

BCO here, only thing wrong I can see is the top of the oversite concrete needs to be at or above groundlevel to stop water ponding.

I had that conversation with the bco ,
Wondered if that was the reason for the first bco had failed
As the areas on free draining sand , and there is Victorian houses with basements five houses away that have never flooded ,
All depends area,
if I was at ground level, or above there wouldn't be enough clearances for cross ventilation below floor,
The original house footings and sub floor are at the same level , as are most in this area ,
Plus I'm rapping the 1200 gauge visqueen onto the the first level of trench block

Its like this, your building control dont know a lot but they do know that they have to approve stuff before you do it! Points of contention should be agreed before they are done. Proving yourself correct is moot once you transgress thier authority, even if the inspector needs to paint an L and an R on his wellies to know which side is which

Yea I would be out of a job if half the builders didnt keep cutting corners, had one this morning, dug out foundations 2m still in fill, so put it back in and smeared an inch of clay over it all so it looked ok.
some of them are so dim they must cut their hands using a shovel the wrong way round.

Doesnt suprise me, if i i know we are going over 2m i push to have it piled lot less agro.

I'm at over 2k in spoil removal ,
Wish I could save money some where ,
problem being it's my house and I need it right for my self ,
Even though it will never be seen again the sub floor has a tolerance of 2mm across 90 m2 , power floated ,
Footings are the same, 45 linear meters , 2 mm tolerance, ,
Timber will all be c24 , sized above span chart at 300 centres
Steel will be sized above engineers spec
Insulation above spec

Do hope bco doesn't mind

As with most builds there are more than one way to build correctly
