Building a Blockwork/Flat roof workshop

Hi all

I have some large Conifers at the bottom of my garden, If i cut them down, i will make at least 10ft x 30ft extra space in my gargen as well as letting more light in

What i need to know is...

1. Can i build a single story Workshop with flat roof say 30ft x 10ft

2. Would it be cheaper in blockwork and the render outside, and Felt roof or Half block and rest in steelwork and metal cladding, both on the sides and roof

3. Planning Permission??

Just an idea for me and my son to build things together, get him into having a bit of experiance before leaving school

You usually don't need planning permission unless more than half the curtilage is being covered - google 'the planning portal' which will show you what you can and what you can not do

My dad and i are building a workshop in his back garden too. He's a builder/joiner so knows a bit about planning etc... he already has a brick garage at the bottom of the garden but we are going to add to this with a 30ftx24ft worshop using steel framework and box profile cladding, The steel frame work will be bolted to the concrete floor that we will be laying down so will be classed as a 'Temporary building'. It helps that their garden is secluded and if anyone was to see it it would mean they have been trespassing onto private land. The front of the workshop will also be cladded with featherboard on top of the box profile cladding so it doesnt look too 'inustrial' from the house. For the steel framework, i bought some reclaimed steel box section and the cladding was from Ebay sold as second hand but was actually new but not long enough to sell as a full sheet so we bought a load of 12ft sheets for literally half price.

Mine is approx 28ft x 16ft, single block and profile roof, exterior dashed..there is actually some pics in my photo albums on this forum.

No planning permission was required because it did not go beyond the line of the house and where it adjoined the footpath it was all fireproof material.

It also fell within the maximum footprint allowed and is within 5mm of the 3 metre height limit.

My only mistake was the metal profile sheets, condensation was terrible on frosty days but I cured that by putting a plasterboard ceiling in with 8" of rockwool between it and the sheets.

UPVC door and window from the classifieds for little money and a 25mm double skinned insulated garage door in the end...that cost a bit but well worth it, the door is as solid as a wall.

Have ended up with a very secure warm and dry workshop, also cool in summer.

It's probably something that you hopefully will use for years so worth doing right.

personally i would go block (render or painted) & insulated metal profile pitched roof

With metal roof get it with insulation as standard there are different thickness's of insulation up to 120mm I think, a sheet roof is ugly in the winter condensation plays havoc with machine tools , welding wire, etc

I'm currently having a shed/workshop built from concrete block which is being rendered inside and out with a flat roof because of the proximity of the building to the boundary. This was based on the advise of the builder who has built his own workshop in the same way and hasn't suffered with damp problems over the years.

As others have said, look at the planning portal - there's a wealth of information there about the limitations of what can be done without planning permission, how far you need to be from a boundary, whether you can have a flat or pitched roof etc.
