Boiler issue

We are renting the house we live in and have put an offer in to buy it which has been accepted and is going through

The boiler is kettling and produces nuclear hot water

Is there an upper limit that water ina. Rented property can’t be suitable for?

The lower limit Iv found is 65 degrees

Any help would be great fully received as it’s looking like we’re buying a house that needs a boiler fitting straight away

What kind of setup is it? System boiler or Combi? If it's a System boiler then it will be a combination of what temperature the boiler itself is set to and the cut-off on the tank (the cylinder thermostat).

Possible that the cylinder thermostat has failed or is set too hot. Or the diverter valve has failed and its still heating the water in the tank when the heating is running.

If it is a Combi then there will merely be a setting on the boiler.

ketterling is pump issue or blockage if on central heating

it also produces red hot scalding water if you run the hot water

mostly diverter valve fault on most boilers

Clearly they are made of stronger stuff in your part of the world, around here it's always set to 55 as a starting point for the customer to adjust to suit their requirements.

But then with the accuracy and hysteresis of a tank stat it's only a rough guesstimate anyway.

55c is too low to keep leigonella at bay. No dhw tank should be kept that low.

Was going to post the same, however I have been called the legionella police in the past, in what was an odd PM.
Should be stored at 65/70 and mixed at the point of use. 55 will stop the bacteria multiplying but won't kill it

Second on the temp it must be over 59 degrees to stop legionella, that's what the return temp had to be when we were setting up the BMS at Alder hey hospital (old one).

the other bacteria that could be found in the pipe work could not be killed you had to cut 3m of pipes either side and replace.

So small update thanks to everyone that commented and sent pms Iv been mentally busy for the past few days and not had a chance to reply to each and everyone yet

So it turns out the Emersion was on full time and set to 70degress
Not hot water unless this was on as a previous bodge was a super cheap 2 way valve or operating fully/intermittently

£350 and a few hours later it seems to be fine for today…

He said in the records on the inside of the box the last service date was 10 years ago
