Hi guys,I have a slate roof. it is leaking a bit at the verges.
The slates go up to a raised gable end wall.
All they have done is run a fillet of mortar down on the slate up to the gable wall.
Is there a better way of doing this.?
If this is the usual method, then I can do it myself.
My neighbours however, don't have mortar down their verges, has mine been bodged.?
It has lasted 15 years.

mines like that been like it 50 years end slates on gable bedded in mortar needs redoing this year

My Daughters house exactly the same, slates on battens, no underfelt, no flashings as we know them now, no lead, etc, only mortar pointed, The roof has been leaking terribly particulary where the chimney comes through the tiles, not through the ridge. She`s had a quote for £288 for ridge and chimney repoint from an excellent roofer who did her garage roof and we trust him, we are currently waiting for a quote to strip the lot, new felt, new battens, fascias and soffit, new gutters downcommers, flashings to chimney, make good tile joint to neighbours roof, hopefully cure the problem for ever more.
Half praying existing slates + a few new ones can be reused, only the ridge -- no hips, no fascias on the gable end-pointed, only problem will be the chimney as next doors is part of the same stack, and will be the same as hers, sort of forms part of the party wall. Not a clue on price, so 2 roofs probably 20 feet long X maybe 16 feet on the slope, 2 runs of gutter, fascias, 20 feet each, scaffold. any ideas on price anyone. we will clear the inside of the loft space as the tiles were pointed with a soft mix, maybe lime etc, and lots of it has already fallen off onto the ceilings.

the easy way is to cement it up theres a new way much better than cementing up but involves more work

for start off the only part that you will have to make good is the lead work around the chimneys if your sharing a chimney stack more specific the lead above the chimney as no point doing a half job at that at this point its either strip off above chimney and renew or take off so you can gain access for a good seal of new lead soaker

scaffold price around 350.00 to 400.00 a month

where the chimney is I would have suspected its the leaking point not always could be a slate shifted and we have had alot of rain compared to normal rain chimney repoint is more in the lines of cement around the flashings and also the ridge area id also use a roof fibre seal around the flashings as may have a leak within the lead causing the whole issue in the first place it could even be the next door part causing the issue

also worth changing the point of back of chimney into an apex shape but up to you causes less issues if you did so



it gets rid of alot of problems where chimney is in middle of roof and worth doing its what id suggest you do to cure the chimney leak problem

and would be alot better than reroofing next doors roof whilst you do your own

yeah it is nowadays but alot of propertys still have the old type runs to back of the chimney before it runs off the sides the only other issue that it can cause is rotting timbers at back of the chimney and also some people dont want to pay for it either

Ill get a pic tomorrow, I`m going down there, sadly I`m sure there are no flashings at all, any rot in timbers will not be a problem I`m a Joiner and so is my son.!!! hes fitter and younger than me, timbers were wet when I was in loft putting polythene down last week. Need to double check, and double check again.

That chimney stack looks nasty looks like the flashing on the side has either been cemented over or there is none also a lot more cracks under there as well

from what im seeing your roof is in good nick the main points are the chimney the edging is not to bad either ive seen worse

my advice is re cement render as it looks to be 1/2" render on chimney needs scoring for better grip the ridge could do with cementing in places as its missing in places

from the pics the edge looks fine just missing where your downpipe is

I'd be charging around £3.5k for a full re-roof like that.
looks like chimney flashings have been rendered over to me. Id chip it off, repoint lead into chimney and re-render using resin/polymer type render. see Webber website for info.
also looks like roof doesn't overhang gable end to me, should overhang by a couple of inches at least.
