start on the build of a new dubble garage planing stage

im starting on a new build garage but whats questions do i need to answer before deciding what i need im sure there must me people on here that they now know after building there own garage and now know what they would have changed

what questions do i need to ask my self before deciding where its placed

with windows or no windows ?

hip roof facing what way ?

to have parking in front of garage how much space to leave ? do i have to leave a certain amount if i have a parking space

My personal opinion would be, no windows, either opening doors or powered roller shutter and a parking space (depending on your door type) long enough to allow the door(s) to be fully opened with a vehicle parked.


The last garage doors I built were 7/8 inch marine ply with 4 x 2 wood glued and screwed to form a backing frame.

Maybe look round for a second hand unit/garage type roller door WITH a normal size door set into it such that you don't have to have the roller door up to enter and exit (everything on show when roller is up !) Like pic

Your first thing to do is take a few Google pictures of your land and surrounding neighbours, draw in possible garage locations to scale and go and have a chat with the planning officer, they are really helpful and a lot of the times planning is not required but they will help steer you clear of problems.

My garage has just been completed. Wifey insisted on a window that I didn't want and I have to concede (quietly) that she was right to have it in. Makes a huge difference to the amount of light in there. Also, it's good to be able to crack it open to let air through the place.

Like Steve says, have a chat with planning - they're usually helpful. Butter up your neighbours too although if they're like mine they'll say it's all fine then whinge about it once it's done and refuse to talk to you ever after.

Roller doors are way better than up and over. Fit loads more sockets than you think you might need. Pay the extra to have the builders brick up between the joists to exclude draughts. Most importantly, have a healthy contingency fund!

Here's what I did - some of this may not be fully "above board" but just some ideas.
Cut down any trees in your intended location you'll need cleared and get rid of the roots before any planners visit.....
If you want to avoid the hassle of planning getting involved in your new tap/drains etc, just bury the blue water pipe with the new electricity supply and leave it coiled underground to be dug up and plumbed in at a later date after the completion cert is issued....
I fitted three opening windows. In hindsight three smaller non-opening high-level ones would have made more sense.
Make sure you check what mm size of SWA cable your builder/sparky lays as if you don't check they may chuck in thin stuff (like mine did ).
Build the biggest the planners will let you build. It will never be big enough.
Chuck in some CAT5/6 underground cable in the trench as well if you think you will want CCTV or internet connected to the house later on.

Think what size windows & doors you want and then look on ebay/gumtree for second hand ones, it'll save you loads of money over brand new and you just make your opening sizes to suit what you've got.

I always set the floor an inch or so above the drive and extend this under the main door so there is a small step up into the garage just inside the door, that way water can't be blown under the door into the garage.

If your having a trussed roof make the spacing 2 foot, otherwise you'll never get any stuff up into it to store, better yet don't have a trussed roof.

I have a split consumer unit in the house with the the garage fed off a breaker before any RCD's to a consumer unit in the garage that has RCD's protecting the garage, that way if I trip out anything I only trip the garage not the house as well, the breaker in the house protects the cable to the garage.

If you have the space chuck in a toilet & sink, it will save you no end of earache.

this is just a garage with basic power for lights and one socket to use the hover in the car the hassel and lenth of a cable run to be able me to run a good welder would cost a masive amount due to the lenth of run of the cable and there would be no where to run the cable through as my house is a link detached with no side entrance the garage will be for parking cars and storage shelfing

my work area is out the back of the house am plaining to when i do the kitchen and do a full rewire will tag on a 16 amp on the outside wall for welding so i can up my supply

i got a fair size garden but dont want to take it all up as i got a good size extension that has taken up some of the garden if i put a 30m2 garage on it im thinking how small can i make a driveway i will not need to get in to the garage much from the front as will have a side door to enter and exit

Gonna be expensive getting that lamp post removed I suspect? That may make your decision for you.
A lot of the suggestions above are good. Only thing I would add is ensure that you have good air flow through the garage through vent bricks and under the soffits. Go with a tiled or a wooden roof with sheets on top if your budget for a roof isn't as great as sheets do sweat and are a pain in the aris to have to put right later.

There is a lot of info out there regarding condensation, some say loads of ventilation and others say use heat and dehumidification to sort it. I have 2 x bikes in mine and before I stuck an anti-con heater in there any metalwork would be covered in the stuff due to the ambient being warmer than the metalwork which had cooled right down during the night. My garage does not have a finished floor in there mind you so I have moisture coming in under the door when it's been raining due to the floor level being lower than outside and it has to go somewhere.

just a note here if you have the one with the extension on it

you can only use 50 percent of your garden for building on it though it will be less due to the extension on the back your more like looking at 30 percent of left usage to use I dont think you would get away with a double garage

an apex roof can be built but must not over hange the next doors garden with gutters and you also need to consider access afterwards sounds silly but once its built you dont have the right to enter next doors property to put your building right

the 2 buildings to the left and the end one to the right has much bigger gardens than you hence the reason on there size of garage in there property and probably built before the new regs came into force

Our local planning department WILL NOT discuss anything with you, despite the 'Planning Portal' saying talk to them first. Their response to telephone enquires is 'put in an application and find out' - really unhelpful - (this is Rother in East Sussex)
