Garage roof options

Ok so it has been leaking for a few years now. With all the nice tools ect in there I really need to make the roof water tight again.

So options

1 rip off old re do the whole roof
2 new roof over the top of that one
3 some kind of repair be it paint on or similar

any recomendations people I dont want to make work for myself or spend a lot so i like 3

with some materials it maybe better to leave alone and repair it or even reroof above that

What is the existing roof ? ie felt, asbestos sheets, tiles ?
I used a sealant over the top of my cement sheet roof and it kept it waterproof for a couple of years. It was then replace with uninsulated steel sheets that suffers from condensation.

Inside it is all boarded and plastered but starting to get messy and fall off in places due to water ingress

1st 2 pics galvanised roof sheets
other 2 roofs could be either asbestos of fibre cement depends on the age of the garage

also unknown until you get up near them to tell if they are something else

yes ive seen that shape via wall shoring up when digging holes in ground also can be used on roofs as well as in your case

Some of mine is asbestos cement roofing, previous owner sheeted over it with formed metal roofing and I've never had any problems. I assume it was cheaper to fit a new roof over the old due to the cost of removing the old asbestos cement roofing and disposing of it.

that was my thoughts too i was wondering about some kind of paint/pour on covering though

I found a lot of the paint on solutions had a short life span due to variants in temperature, expansion/contractions etc.

I think I would be looking at making as good a job as possible and personally would clad over with the box profile sheets, they are a condensation problem on their own but if you leave what's already there in place that problem will not exist.

Join your local facebook agricultural group and post a wanted ad, there is nearly always someone with a stack of sheets sitting spare.

Many of the polymer modified bitumen paints will suffice and they have more than enough flex to counter any expansion/contraction issues but they need the surface correctly preparing which on your case would involve cleaning with a jet wash to remove any mouldy green spots and surface depositions as you should only clean wet to prevent any fibres entering the atmosphere or your lungs.

I have also noticed gaps between your sheets which will need filling prior to painting.

we had roof the same as the fisrt 2 pics i fixed 80 percent of the problem by just putting/replacing the old fixings they where old most had cracked/missing

pulled the old ones out and screwed in new ones with new rubbers and that did most of the problem

i was going to go further with it but found after some of the water was coming in the next door neioubers roof on to the beams and then tracking in to my garage and they did not want to spend any money on it so thats as far ass i went but a bloke that i worked with lived just up the road from me with the same garages did the same as me and also did i think a 3 parts treatment on his

stiff brush to get the moss and such off pressure wash then primer undercoat and then top coat he lived there for 2.5 years later and no water after he done the job but it was plenty of work the bolts cost aprox £30 and from memory about £130 for the primer and paint that done the whole garage

Check the condition of the sheets inside, you don't want to be breathing in dust from them. If they are OK I would paint them to stop any fibers being released in the future.

I stripped the asbestos off my roof got a licence from the waste station and disposed it, I don't like having it anywhere.

I also replace the 2 tiny metal joists with 6x2 timber at 14" spacing, much stronger especially as I have to climb up there to cut the hedge.
