Any experts on effluent pipe regs here.?

My neighbour installed a sewage plant and ran his pipe along my boundary.
The pipe is perforated and is flooding our garden.
I read somewhere that this pipe should be 2 metres from our boundary and now can’t find it.
He is blaming the roots of our hedges for blocking his pipe.
Can anyone confirm this distance please, before I hit him.

Either way he should be sorting that. Hit him anyway if he is refusing to do anything about it...

Roots will find there way in if a pipe is damaged but most wont cause damage.


No idea on the rules but a quick search found this. Could t see anything specific for piping, I imagine the idea is that it doesnt leak!

No part of your soakaway or drainage field should be located within 2 metres of a neighbouring boundary nor should any access to roads, paved areas or driveways be located within the area.

Sounds like its a leach field arrangement of some sort.

Is there a mound at the end where the pipe terminates?

I assume the hedge was there before the pipe.....it will have roots therefore unwise to run a pipe in that area, that's common sense the regs will say something similar

Bet that hedge is thriving!

Dig a small collection pit near where the flooding enters your property. Fit a big dirty water pump and spray it back over his fence?

After a quick look I can't see anything specific to your problem but I'm sure the info is in here.
Whatever there should be no way he can flood your land with his sewage discharge or any other water.

Should a treatment plant not output liquid that's ok to go straight to a watercourse?

Therefore no need for drainage field regs, nor 2m boundary rules, nor perforated pipe.

He should redo it with 110mm sewer pipe and be done with it.

Don't do that, resist that urge, his stupid argument of blame would get stamped on by the council, certainly a Court.

Great idea, it would have been tempting, but his garden is 80 metres away.

Then, approach the issue from that angle?

As in, the neighbour isn't to blame but the stingy installer who needs to come out it right.

Perforated smooth bore pipe is considerably more expensive than solid pipe. Perforated Flexi pipe is not for use on septic systems.
There is a problem with the installation of water is discharging in to your property.
And whilst a sewage treatment plant treats the water it still relies on the correct filtration system or discharge to fully complete the process. If it's running across your property then the treatment isn't being completed correctly.

sounds a bit strange perforated pipe from the plant .they used to have a herringbone soak away setup in a field that was sandy enough for the pee to soak away over a large aeria .id well look in to it. get on to enviromental health waterboard
