Well not so much me doing the work as I want it to last, bit finally getting round to the garage being built..after they have knocked down the original etc.

How she currently is (few more bricks removed, had to leave corner up for gas meter, this should be getting moved mid week next week,
Hit a hurdle today with building inspector and trees, he wanted foundations to be 2.5-3m deep...so thats a no go, agreed to a structural raft, I know what a raft is but no idea what makes it a structural one.

This should be done and submitted to council tomorrow then just a waiting game for them to approve and crack on with the digging of 450mm for the raft.. no idea why 450mm is ok for a full base bit needs 3m for foundations...another reason iv got somebodybelse to do it and save me the headaches.


Over all external sizes will be 8.2m long by 3.5m wide and a small bog in back corner.

He is only guessing, they normally want to see them below any fibrous roots and include a root barrier. Could well be less than that, it would get deep filled with concrete so no hardship for the bricklayer.

I guess Google earth is a problem these days though - first thing the person I saw in planning did was to pull up google earth for a look-see.

the same can be said for google street view they both also have timelines as well

OK, devil's advocate here, and only because my structural engineer from our extension told me. He's a good guy and I used to work with him.

The reasons (there are 2) for wanting over 2.5m footings within 5m of trees are
1. Root growth could damage a more shallow footing. I found this bit hard to believe until he showed me photos of tree roots growing through concrete drains
2. If the trees are removed (before or after) there will, for a time, be an excess of water in that bit of ground which could cause the footings to heave. Again, I was under the impression that concrete was heavier than water etc......but apparently there are kits you can get for concrete boats. Who knew?

I went for 3m deep, steel reinforced footings on that corner of the house Extra concrete costs way less than fixing damaged footings in my head. The cost difference was only about 400 quid. And when they dug it out it took less than an hour to see about half a metre of water at the bottom which had to be pumped out and a plastic liner dropped in to allow the concrete to set before it got wet again.

All I'm saying is be cautious.

I was lucky as I live in Scotland, up here you can’t even get to speak to a human being at the council as they’re still all working from home due to “Covid” and not answering their phones.

they are other reasons why as well for that deep your house is prime location for an extension

ive seen requests from planning to go deeper as a just incase but where the wall is id probably go deeper and wider so it can have a twin wall built

concrete to a degree dosnt cost much

id also insulate under it as well

I could have, had we not have had the porch done in last few years so didn't really want to undo works already done (and I'm tight ish)

We've had issues with these trees before there was an extra row there when we moved in that were too close to house so there fully aware of what's there, plus as said Google is good and bad at the same time

The other year I abandoned my rotary phase converter on the bench as it was so cold in the garage. There it's sat ever since.

If my garage was warmer I'd stay in there Ionger.

Due to trees and London Clay ..my double garage is having to go on piles.
The trees are to be felled tommorow but as the clay heaves up and down and I cant remove the root struture ..piles came in at the only sensible choice
Fitting insulation EPS below the raft / slab is an absolute no brainer it's not that expensive and frankly working in a modicum of warmth is better than none

Consider if you go for a change of use later on, for instance a granny annexe or accessible living. You'll regret not having done it then.
