Bath or shower?

Doing up my semi derelict old house to sell.
3 bedroom semi. Rooms pretty big but bathroom tiny.
I would like to install a nice big shower like this - walk in.
But then it would mean no bath.

Is it hard to sell a house with no bath these days?

Or better off just doing the usual. Shower over the bath?

It depends on who you are aiming to sell to.

Young family with small children, then it's definitely a bath, family with teenagers shower.

Old gits like me both.

I took out a Whirlpool bath when we moved in to this house and installed a bath with a shower over it. I regret that now, as climbing in to the bath for a shower is increasingly challenging as the years pile on. I wish I had forgotten the bath and put in a simple walk-in shower. I keep thinking of ripping the bath out, but I don't think there is a 'right or wrong' answer to your question.

I used to fit lots of low step showers, take bath out and fit a tray that is 1" or so above floor level

As above, if it is to sell then fit duel purpose. We were specifically looking for a wet room or walk in shower but would have bought to change if not what we wanted. Selling you have to appeal to the biggest audience.

I took out a poxy corner bath in last house and made a wet room. It was commented on when they bought the place, in a positive way.

This place always had a bath but when the old boy got infirm the council took it away and made a wet room. Part of the reason I bought it.

I hate baths. Sitting in your own dirty water till it goes cold.

If you want to sell to anyone with small kids or on the way, they'll need a bath of some sorts.

As above, if you have small kids, then a bath/combo, an alternative might be to put a wide flush surround around the bath say about 250mm, that way if you have issues getting in then you sit on the surround with your back to the bath, then swing one leg over the edge followed by the other, if you get what I mean. Getting out might have some issues though depending on what sort of physical issues you have, if you can get up in the bath then just reverse the getting in process.

I haven't had a bath in years but I do enjoy them followed by a quick shower assuming it's a combo. They are great to relax in after doing some heavy work and you're sore.

I'd ask the local estate agents and see what the target demographic is.

If it's oldies then a walk in shower is a bonus. I like to relax in a bath when I have time ....

Bath with bubbles everytime for me! showers are ok in the summer but in winter when you come in wet and cold a soak is great

We have just had ours done. The old bathroom was manky, outdated and unventilated (thus mould).
We don't plan on moving and are late 60's so went for a walk in plus a new combi boiler to run a rainfall shower head.
I did the electrics and ventilation. We now have a small heat exchanger giving full time ventilation with a boost function for shower time. It is never damp and dries out in minutes.
It's ' kin great!

Last time I looked floor level shower trays were really expensive compared to baths too....

We’re putting a bath with shower in ours (shower only at present) as we’re relatively young and may start a family at some point. I didn’t particularly want a bath to be honest, my argument was that a baby would fit in the sink but I know which battles to fight!

(I wasn’t entirely serious about the sink incidentally, although it’s maybe not a bad idea!).

I just picked up a corner shower tray and screen etc at an auction.
£1400 on Victoria Plumbing.
I paid £32 brand new and boxed

Our refit included plastering the whole room, quality tiles full height and quality fittings. The cost of the shower tray was a small percentage of the cost.

When I moved from a large property with two full bathrooms to a small bungalow with a tiny bathroom it was no contest. I had not had a bath for thirty years, in fact the last time I had a shower after as I felt dirty. So the bath was removed and a shower base and screens installed, the remaining gained space allowed for a cupboard for towels, toiletries etc to be stored easily.

id say make it a wet room
that way it covers the old /infirm
disabled too
its so popular in scandi countries and is becoming common on new build here
you need a sloping floor with specialist covering and wetwall all round but its so easy to clean
baths are old hat now
