We have an outbuilding that is currently used as a potting shed that the wife wants to convert into an artist studio. I like the idea as I can move small component spraying into it, with suitable extraction. The wife has a few friends that paint but live in cramped accommodation, so the intention is to rent them the use of some space for beer money and use it ourselves.
The downstairs used to be my workshop when we first moved in around 2000, since then I built a barn and moved the workshop into there. I added a conservatory to the downstairs and that is now the wife's sewing room and office. So its just the upstairs we are converting. It needs some better steps, the current one are steep, there's a drain that overflows in a storm just above the steps. The drain is 6" and the grid can take the flow in all but the worst storms so I just need to make sure the new steps let the water pass. So I will make these out of stainless with a hand rail.
my advice is to move mrs out of the conservatory and use that space as its bigger and the light in there is much better for painting with natural lightAt the moment we just want somewhere that our family and friends can paint or whatever do want to the easiest/simplest least red tape option. If that changed in future we would do a proper job, roof off etc but that's out of scope for this exercise.

move the office to the upstairs room and the sewing closer to the window for natural light
its the most simplest solution and you have more space within there

She's happy where she is, and she will use the downstairs far more than the occasional artist mate will and sewing needs good light too. Besides, if they want to set up an easel in the conservatory now and again, the wife won't mind.

Anyway, it would be a shame to plate an oak beam all the way along, as it will spoil the character. I guess you could "pre rust" the plates to make it look better and more authentic. I like things to look proper old.
If it were mine, I would be looking at propping the purlins, and making a hole in the outer wall to pass the beam through, as I never take the easy option !
I would guess the beam also acts as a collar ?
