I'm after ideas for a new garage to replace an existing shed. In the drawing below you'll see two yellow boxes - a ultility room to the left and a 6x5 garage to the right with the outline of the existing shed shown with grey lines.
I want to avoid planning and building regs so the garage is the size that can avoid both and there is a gap between the garage and house to satisfy the conditions for no building regs. I really want to avoid planning as while the garage would be exempt from conservation area rules because it behind the house I think it would be a conservation area application because it's in the curtalige.
The gap is going to fill up with leaves and become a mess or a fire hazard. I could just about cope with involving building regs in the project and I have an open channel running around the house so levels and petrol spills shouldn't be a concern. It won't be heated so no part P. It will be made from wood like the current shed in that position.
