22 years after moving in and being told the garage was fallling down its time to rebuild it.The floor is cracking from front to rear and the walls are moving outwards so this will be new foundations upwards.House is a bog standard 1930's semi with a shared drive and I get on fine with my neighbours.Ours is the garage on the left.I've got past the point of doing car restos in it but do use it as a workshop and am possibly hoping to do a bit of auto upholstery from it when done, it'll be nice to do it reasonably well so when it comes time to move it could be used as home office, gym or suchlike.
The garage will have to be the same size so 4.5mtrs by 3mtrs and I want to maximise inside space to outside space. I'm thinking planning and building regs won't be required.
My plan is insulated floor slab with blockwork up to damp course, timber frame on top with insulation, builder suggested silicon render so thinner walls/less battening. My idea is for a dutch barn style roof to maximise roof space.I'll keep with these style doors but in a more insulated/nicer material.
Now on ideas of cost......I have none, does under £20k sound expected? Obiously I'll get a few quotes. Any other ideas or suggestions.
