as per the title i am in the process of looking to rent/lease a unit to use an on the side motor vehicle and welding workshop. first of all what use class would this come under? the building im looking at is apparently b1/b2 and is in the middle of an industrial estate, no residential settings withing atleast 500yrds as the crow flies with other full blown garages and mot centres near by
secondly it needs some work, the landlord is willing to offer rent free periods to balance out us getting it sorted. the first and most major one for me is that it has 3 phase power YIPEE BUT apparently it is only 'piped' to the building and there is no meter or distribution board in place and of course no single or three phase sockets or lighting. what would be the costs associated with having a meter installed. a friend of a friend is a spark that deals with industrial stuff so will probably get him to handle the bits after the meter but who would i have to contact to get the meter and any other bits (main fuse or whatever) put in?
any help would be greatly appreciated, never done anything like this and dont want to land myself in the **** bigtime :/but would love a decent space to fix/break cars and do a bit of recreational welding and fab
